Four designs.
Each one argues why.

A website is a position, not a decoration. Before drawing anything we agreed a brief with substance: a small agency that deliberately keeps few listings, a separate register for investment buyers, and an audience of international clients who have seen every property portal template there is.

So each direction below starts from a different honest answer to the same question (what should a buyer feel in the first three seconds?) and is built to prove a different point about the business. None of them could be bought off a shelf.

Four facts from the brief shaped every decision that follows. They are why none of these designs look like an estate agency template.

Light · Editorial · Architectural

The Elevation

The argument: precision is luxury. This direction treats the agency like an architecture practice: listings presented as considered drawings rather than pushy sales cards. Hairline rules, limestone tones and figure captions ("Fig. 01 · Sierra Blanca") borrow the authority of a printed monograph. It exists for the buyer who is reassured by restraint: nothing raised, nothing flashing, everything measured. Of the four, it is the one that most says we are professionals rather than we are salespeople.

Dark · Atmospheric · Exclusive

Blue Hour

The argument: Marbella is most itself at dusk. Every portal site is bright and white; this one deliberately is not. Ink-petrol darkness, brass accents and the coordinates of the coast (36.51°N 4.88°W) make the site feel like the hour the terraces light up, the moment buyers actually remember. It exists to trigger the lifestyle memory first and the property second. Of the four, it is the most emotional, and the one that stands furthest apart from every competitor site a buyer will also have open that evening.

Light · Literary · Rarefied

The Private Index

The argument: a small portfolio deserves the reverence of a catalogue. Listings become plates ("Plate I · Villa Aurora"), the homepage opens with a numbered index and leader dots, and pages carry folio marks like a bound volume. It exists because the agency's real differentiator is curation, and a ledger aesthetic makes curation visible. Of the four, it is the most distinctive: no estate agency site looks like a private library, and the buyers this suits (collectors, the discreet, the numerate) will recognise themselves in it.

Light · Modern · Approachable

Vela

The argument: luxury does not have to be solemn. The other three earn trust through restraint; Vela earns it through ease. Sea blue and sun yellow, rounded cards, oversized Syne headlines and a swipeable rail of properties make it the friendliest and the most modern of the set. It exists for the buyer the others underserve: the younger international client, browsing on a phone, who wants the coast at its brightest. Of the four, it is the most contemporary, the one most at home next to the apps your buyers already use.

Judge them the way your buyers will

First three seconds

Open each homepage and trust the instinct before the analysis. Buyers decide emotionally, then justify rationally. So should you.

On your phone

Most of your buyers will first meet this site on a phone, often abroad, often on slow signal. Every direction is built mobile-first; check them there too.

With your own photos

Imagine your real listings in each gallery. The imagery here is bespoke placeholder work; your photography will carry whichever direction you pick.

Nothing is frozen

Colours, type sizes, section order: all tunable after you choose a direction. Pick the argument you want to make, not the details.

Blending is allowed

If two directions both feel right, say so. The bones of any two can be combined; for example Blue Hour's palette on The Elevation's layout.
